The City of Chicago has approved the construction of a two-flat residence at 3320 West Dickens Avenue in Logan Square. A permit was issued on March 3, just seven days after its filing date, and it includes a reported cost of $700,000. The entity of WDS Project LLC of Devon Avenue is listed as the property owner.

According to real estate records, the 1903-built frame single-family residence was purchased by the LLC in June 2025 for $410,000. A demolition permit for the home and its detached garage has been pending in the Chicago Data Portal since February 17. General contracting will be handled by another LLC registered to the same Devon Avenue address, PGC Development LLC. The new building is to be two stories plus a basement with two dwelling units. There will be rear terraces at both levels and a rooftop deck with a stair enclosure. A three-car garage off the alley at the back of the property will also have a roof deck. Hanna Architects is named as the architect of record.

3320 West Dickens is half a block from the CTA’s north-south #82 bus route at North Kimball Avenue. Two blocks south are stops for east-west Route 73 buses along West Armitage Avenue. That route can be used to connect with the Western Blue Line subway station, which is almost a mile and a half east, just south off Armitage. The Logan Square Blue Line is about one mile north, with the Kimball bus eliminating most of the walking distance.
