Construction has reached the fifth and final floor for a 50-unit residential development at 5354 North Sheridan Road in the Edgewater neighborhood. Block work surrounds the site, the bulk of which fronts West Balmoral Avenue on the north side of the property. The exterior will be finished in light-colored panels and dark accents.
A new construction permit for a five-story, 50-unit building was issued on March 21, 2023 with a reported cost of $5 million. 2rz Architecture designed the building, and DOM Properties Investment is the general contractor. A March 2025 permit signified a change in ownership to Murad Fazal. Work didn’t get underway until last year, more than two years after the construction permit came through.

On the ground floor, the building’s main entrance will be located on Sheridan Road, connecting to the mail room, a common area, and bicycle storage. Half a dozen one-bedroom dwelling units will line Balmoral Avenue. A surface parking lot accessed from the alley off Balmoral will hold 25 spaces, with a little more than half of them partly sheltered by the south façade. The four upper floors will contain 11 units apiece, with each level holding four two-bedroom floor plans and seven one-bedrooms. Select units will have private balconies, while a rendering from 2rz Architecture shows a small shared deck on the roof.

The former Wing Hoe restaurant, via Google Street View
The subject parcel lies on the southwest corner of Sheridan Road and Balmoral Avenue. It was the home of a 1913-built mansion that was converted to the Wing Hoe Chinese restaurant in 1971, which then closed in 2020. The Chicago Plan Commission approved a new project on the property in April 2022. As plans for redevelopment were underway, a Thanksgiving Day 2023 fire badly damaged the building, and the city ordered an emergency demolition (as 5356 North Sheridan Road) in June 2024.
