Brophy Excavation will handle demo work for 651 West Belmont Avenue at an $18,450 reported cost, according to the demo permit. The home sits just off the corner with North Orchard Street, adjacent to Our Lady of Mount Carmel Church.

Waiting since November 17 in the Chicago Data Portal is a construction permit to build the new condos. Simple Home Builders of Ravenswood will keep all activity in-house as the developer, architect of record, and general contractor. Details for the masonry building include a basement level, front and rear decks with stairs, and a rooftop deck. A three-car masonry garage will replace the existing frame garage addressed in the demolition permit, and it too will have a roof deck.

Real estate listings for the doomed home, erected in 1903, noted that it would require a complete rehab if it were to be salvaged. It was purchased by the developer in November for $1,050,000, with multiple sources citing that it sold before it was printed on the MLS.

As stated in the pending permit, these three units will be for-sale condominiums, with one garage parking space per unit, but residents will still have convenient access to public transportation. Route 77 CTA buses stop on the intersection of Belmont and Orchard, and can be used to connect with the Belmont Red/Brown/Purple Line elevated platform half a mile west. Other buses including #8, #22, #36, and #156 are all within a two-block radius of the new condos.
