The Carmen, a new-construction apartment building from Chicago Developer DLG Management, is adding its finishing touches ahead of a spring opening. Located on the northeast corner of North Sheridan Road and West Carmen Avenue in Uptown, dwelling units will be open to first tenants on April 1st. The exterior appears 100% complete, likely leaving only a few interior details to be tidied up before people move in.

The Carmen is addressed as 952 West Carmen Avenue. The eight-story geothermal building features 77 rental apartments in studio, one-bedroom, and two-bedroom floor plans. Rents range from $1700 to $3825 per month, with information about them available at this link.

The elevator building by Jonathan Splitt Architects is pet-friendly, includes its own gym, and has central heating & air and in-unit laundry. The ground floor will hold one retail/commercial space and a parking garage, with its 39 spaces available for a monthly fee. There are also 77 bicycle spaces.

The Carmen was permitted for construction on September 8. 2023. No reported cost was included when the permit was issued. A second permit on October 2, 2024 authorized the installation of two passenger elevators. DLG Development provided their own general contracting services.

The building’s geothermal construction will provide huge savings on energy costs. The Chicago Plan Commission described it this way back when the building was presented for approval in August 2023:

This design includes a full vertical borehole geothermal system, located beneath the building. The 34 holes drilled to 500 feet deep exchange heat with the constant ground temperature through a closed piping network that reduces the heating and cooling load on the building by approximately 50%. The domestic hot water energy usage is expected to be reduced by as much as 75%

The Carmen is convenient to several CTA transit options. Northbound and southbound #151 buses make stops on this block of Sheridan Road. One block north at West Foster Avenue are stops for Routes 92, 136, 146, and 147 buses. Routes 136, 146, and 148 can be accessed by walking one block east to North Marine Drive. The Argyle Red Line elevated platform is a three-block walk west on Argyle Street. For recreation, the Lake Michigan waterfront, Foster Beach, and Montrose Beach are a short, casual stroll east through Lincoln Park North.

  1. Great little project, I don’t now what it is but I kind of like the overhang over the Carmen Ave sidewalk, I feel like we don’t see that a lot with newer construction

  2. Nice to see the brickwork detail and a nod to the Chicago window style on tge Sheridan facade. Sounds like a quality project for Uptown.

  3. I’m just wondering who would pay $3,000 a month for a 2 bedroom at that location. You could easily pay less renting on Marine Drive and have a view of the lake and park.

  4. Why aren’t there more eight to 17 story residential buildings in the pipeline ?

    Why do we have almost all neighborhood.apartments being built five or four stories ?

    • Zoning codes. Make it easier to build 5-20 stories and developers will take advantage. Keeping outdated codes that only benefits the rich is why even 4-5 stories need approval. This is Chicago, any neighborhood should allow 6 stories without need of approval.
