227 West Chicago Goes Three-Dimensional In River North

Construction has quickly transitioned from foundation work to verticality for the residential building at 227 West Chicago Avenue in River North. Concrete cores are just about eye level with the adjacent Chicago elevated platform that abuts the construction site to the west. The cores are at the second level now, on their way ultimately to ten stories.

Rendering of 227 W Chicago Ave by Jonathan Splitt Architects, from the perspective of an outbound Brown Line train

This rendering of 227 West Chicago Avenue by Jonathan Splitt Architects shows the garage doors along the alley.

There was barely a sign of vertical progress when we last visited the site last month, with ground having broken in the fall and caisson work lasting into December. The 56-unit rental building was designed by Jonathan Splitt Architects for Noah Properties, who are playing the roles of developer and general contractor. There will be a 22-car garage and retail space in the ground floor. Renderings show a garage with multiple overhear doors for access and egress from the alley off North Franklin Street at the south end of the lot.

There’s still no definitive word on when these apartments will be open for tenants to start moving in.

Questions, the thing in the middle is a stairwell. I assume the two structures to the east are the elevator banks?? What is the big concrete hole then, to small to be all the parking, maybe a sub basement swimming pool??

    Thanks

I believe you are correct about the stairwell and elevator cores. I do not know the purpose of the cement pond.

    • I’m only guessing, but it could be stormwater retention. All projects over a certain site area in the city are to be able to retain site stormwater runoff for a set period of time to allow the city’s combined sewer and stormwater system to process a site’s runoff.

    • That hole is the partial basement of the building. If you look carefully, the first floor of the stairwell is on street grade, and so is most of the floor has been backfilled except that concreted area.

  2. It has been cool to watch the progress from my commute. Doesn’t hurt that this is a good project.

  3. This is the exact type of project we need more of – replacing an empty lot with badly needed middle housing. Not huge but these are the types of projects that will help make the city feel more alive.

  4. I would rather have 10 of these than a 50 story. Great project.

    • Agreed! Mid-rises are the most optimal urban residential structures.

I love the skyscrapers too, but as we’ve seen all too often, those projects rarely pull through. Mid-rises are the way to go for increased density and transit-oriented living.

    • Are you willing to donate the 9 extra downtown lots to make that happen?

  5. This is one of three projects in a four square block area bounded by Chicago Ave to the north, Huron to the south, Orleans to the West, and Wells to the East. I believe 2 are Apt/Condo buildings like this one and one is a Private Club of some sort. As I walk by them almost everyday I really appreciate your work at YIMBY. It’s great to see more of the progress than through gaps in the fence or open gates.

  6. There’s always new development in this area.
