A groundbreaking date has been announced for the upcoming mixed-use development at 2137 West Irving Park Road in North Center. Sitting at the intersection with North Hamilton Avenue, the project will replace a small drive-thru bank and its adjacent parking lot in the quickly densifying neighborhood. Efforts are being led by local developer Barrett Homes.

The four-story building is being designed by 360 Design Studio and is set to rise 65 feet in height. The project has also seen a handful of edits since we last covered the proposal in the fall; its northern elevation has been slightly set back to improve its presence on the street. The ground floor will still contain around 4,000 square feet of divisible commercial space.

Behind the retail space will be a 24-vehicle parking garage accessed from the existing rear alley. There will also be a large bike parking room with space for cargo bikes and charging for electric bikes. These will support the 24 for-sale residential units on the upper levels of the structure, made up entirely of three-bedroom layouts ranging from 1,300 to 1,600 square feet in size.

The units will be marketed toward families, the area’s long-term demographic. Units will range in price from $700,000 to $1 million. The brick-clad building will also feature a small shared rooftop deck. The team is planning to break ground on the project this summer, with units expected to be delivered toward the end of 2027.

Great! Wonder when they’re going to start building down the street where the old Chicago Joe’s was. They tore it down and now the property has been sitting vacant for a long time.
