On our last site visit to River North last month, we got a glimpse of foundation work at 227 West Chicago Avenue. Work had just started, and only included one corner of the construction site. Now, that progress has spread to the entire footprint as efforts ramp up on the new residential building.

The 10-story, 56-unit apartment building replaces a plan for a nine-story office building that didn’t come to fruition. Instead, Noah Properties took over the site and decided to go with housing here, getting permits for both caissons and full construction in September of last year. No opening date has been provided for apartments, but an 18-to-24-month timeline seems likely for a building of this size, so summer 2027 seems like a logical estimation for now.

The construction site sits on the southeast corner of Chicago Avenue and North Franklin Street, at the foot of the Chicago Brown/Purple Line elevated platform. One block south, foundation work is also underway on the 149-unit 310 Huron residences.
