Construction has quickly transitioned from foundation work to verticality for the residential building at 227 West Chicago Avenue in River North. Concrete cores are just about eye level with the adjacent Chicago elevated platform that abuts the construction site to the west. The cores are at the second level now, on their way ultimately to ten stories.

This rendering of 227 West Chicago Avenue by Jonathan Splitt Architects shows the garage doors along the alley.

There was barely a sign of vertical progress when we last visited the site last month, with ground having broken in the fall and caisson work lasting into December. The 56-unit rental building was designed by Jonathan Splitt Architects for Noah Properties, who are playing the roles of developer and general contractor. There will be a 22-car garage and retail space in the ground floor. Renderings show a garage with multiple overhear doors for access and egress from the alley off North Franklin Street at the south end of the lot.

    Questions, the thing in the middle is a stairwell. I assume the two structures to the east are the elevator banks?? What is the big concrete hole then, to small to be all the parking, maybe a sub basement swimming pool??

      I believe you are correct about the stairwell and elevator cores. I do not know the purpose of the cement pond.

  2. It has been cool to watch the progress from my commute. Doesn’t hurt that this is a good project.
