A pair of permits issued by the city on January 13 will allow for the construction of six new residential units flanking a Chicago Landmark on West Augusta Boulevard in Noble Square. Svigos Development of Buffalo Grove, who got permission to convert the Elizabeth Peabody School to apartments in February 2020, is the recipient of the two new permits. Both were applied for on June 3 of last year, and each shows a reported cost of $1,118,250.

The buildings are addressed as 1438 and 1450 West Augusta Boulevard. Each permit calls for a four-story, three-unit structure with occupiable roof decks. Detached three-car garages will be erected on the alley at the rear of the properties. Svigos will act as their own general contactor, working on plans drawn up by Pappageorge Haymes Partners. Pappageorge Haymes was also behind the school’s renovation designs.

Residents of the six new units will live about three blocks from the Polish Triangle at Milwaukee Avenue, Division Street, and Ashland Avenue. Here they’ll be able to access the Milwaukee Blue Line subway station, as well as CTA buses on Routes 9, X9, and 70. Route 56 buses stop one block east at Milwaukee Avenue, and #66 buses are available two blocks south along Chicago Avenue.

    Interesting that they chose to proceed with 3 flats when the underlying RM4.5 zoning would’ve allowed for at least 5 units.

    • Total speculation but perhaps they are smaller and/or shorter buildings to reduce the impact on all of the windows on both sides of the original school?

    At present does the school have adequate adjoining space for student recreation activities at recess and after school?

  4. Good development. Some of these old schools are gorgeous and a sin to knock them down. With continued CPS enrollment declines I suppose we will see more of this type of development
