Next Phase Of The Trieuth Permitted For Construction On North Lincoln Avenue In Lincoln Square

A new construction permit issued by the City of Chicago on January 28 will allow the next phase of development for The Trieuth at Lincoln Square at 5029 North Lincoln Avenue in Lincoln Square. The permit had been pending in the Chicago Data Portal since August 2024 after zoning applications were submitted in December 2023, when the first two six-unit buildings at 5015 and 5019 North Lincoln were under construction. It comes through now with a reported cost of $5 million.

Northshore Development Group of Northbrook, who now use The Trieuth as their name, is the developer, working with plans by Hanna Architects. As their own general contractor, they’ll build on a site that previously had foundations for another project that ran into financial problems and was abandoned. That’s the same scenario for the first two buildings of The Trieuth, at 5015 and 5019 North Lincoln, with the exception that those two got much further along in the construction process than just foundations.

5029 North Lincoln will be a larger, more dense addition to the neighborhood. The five-story structure will hold 47 dwelling units, with the vast majority of them occupying the upper four levels. The first floor will contain a 16-car parking garage, accessed through alleys off Winnemac Avenue and Western Avenue, and 1,200 square feet of retail space. When details were first made public back in 2023, there were three live/work units planned for the ground floor. The rest of the apartments are one-bedroom and two-bedroom layouts.

The fully-sprinklered elevator building will have a roof deck atop the fifth floor with a pergola, stair enclosure, and elevator penthouse. There will patios in front of the street-level units, and balconies on each of the residential floors. A loading berth will be added on the alley for servicing the retail space, and for tenants to move belongings in and out of their apartments. At this time, rental rates have not been published online, nor is there a projected completion date available.

The three-to-one parking ration at The Trieuth at Lincoln Square is possible due to its location near the CTA’s Route 11 bus, less than a block’s walk to the corner of Lincoln Avenue and Argyle Street, and #49 and 49B buses a block east at Western and Winnemac Avenues. The #92 bus runs eat-west three blocks north along Foster Avenue. Route 11 and both Western Avenue buses can be used to connect with the Western Brown Line elevated train about half a mile south. The Rockwell Brown Line platform is just over half a mile southwest, but has no direct bus connection.

  1. Can’t see detailed floor plans but it appears that at least one bedroom in each 2BR unit has no windows

    • Not the “window police” again.

      I mean, who actually cares? This is a technicality that, frankly, is a fabricated problem.

      Gone is 19th century America where crowds of families are huddling in tenements with no heat, no plumbing, and no natural light.

      In modern apartments if you want to see a window, well, I have an idea—walk 10 feet to the living room! Bingo, now you have a window!

    • The plans don’t show doors to the balconies either. Does that mean there won’t be any?

      These aren’t detailed plans.

      In order to get an occupancy permit the building will have to meet code.
