Caisson work is in full swing for the residential development at 227 West Chicago Avenue in the North Side’s River North neighborhood. Action began in October at the intersection of Chicago and North Franklin Street when site prep got underway on what had been a vacant lot for the past several years.

In a permit issued on September 15th, Thatcher Foundations of Gary, IN is named as the caisson contractor, with a reported cost of $2.5 million. Remi Development LLC, registered to the same Schiller Park address as developer Noah Properties, is listed as the general contractor. They received a permit for the full building on September 30 with a reported cost of $19.2 million.

The new plan, a design by Jonathan Splitt Architects, brings a ten-story building with 56 dwelling units to the site. The first floor will include a 22-car garage accessed from the alley off Franklin Street. Approximately 3,000 square feet of retail space at street level will replace what was lost in the 2020 demolition of the Walmart Express that closed in 2016.

Several bus routes surround 227 West Chicago, but most importantly, it is being erected at the foot of the Chicago Brown/Purple Line elevated platform. A stairway leading up to outbound trains is located at the front door, while residents will need only to cross Franklin Street for access to inbound trains.

Nice to see this empty spot finally getting built up. It’s so close to the Brown Line stop, convenient for commuting. Also some cool art galleries and shops in the area.
That’s no going to win any design awards but it sure beats an empty lot or the Walmart that used to be there
