A new construction home at 3709 North Oakley Avenue in North Center permitted in March now has permission to add a coach house with an Additional Dwelling Unit. The new home replaces a 1926-built masonry building addressed as 3711 North Oakley that was permitted for demolition in January. Real estate sites indicate builder G Alan Development purchased the property in 2024 for $820,000.

The permit for the coach house was issued on December 9 following its application on November 13, and it includes a reported cost of $100,000. It calls for a two-story structure with three parking spaces on the first floor and the ADU upstairs.

The permit for the main residence was issued March 18, and came through with a reported cost of $900,000. It calls for a two-story plus basement single-family residence with a deck and pergola on the roof, a front porch on the first floor, and a rear enclosed porch. The two-space parking pad included with this permit will be overridden by the ADU permit. Pavlovcik Architecture is cited as the architect of record for both structures.

G Alan Development is acting as their own general contractor on the build. A listing from Compass Realty shows the home contingent for $2.8 million.

  1. The existing building looks so much better than the planned building

  2. Reminds me of 2 new homes in Bucktown that have popped up that look like if you mixed faux-Parisian townhomes with those Utah/Tennessee modern farmhouse McMansions.

    I hope someone just rehabs the existing building. This is a dud.

  3. An ADU at this price point for the main residence (2.8 mil), in this neighborhood, is kinda weird. Only conceivable use is an inlaw suite or an ultimate man cave.
