A permit was issued on October 2 by the City of Chicago to allow construction of a two-story, two-unit residential building at 6440 South Champlain Avenue in Woodlawn. Greenline Homes, who is both the developer and general contractor, waited just two weeks after applying to build on September 22. The reported cost of the permit is $496,000.

Hanna Architects is named as the architect of record. Details included with the permit call for a rear deck on the second story with an exterior stairway. A detached two-car garage will be added on the alley at the back of the lot. No rooftop decks are mentioned for either structure, and no basement is indicated for the residential building.

The new construction will fill one of the few remaining vacant lots on the west side of the 6400 block of Champlain, while the east side of the street remains wide open and available for now. There are no pending permits in the Chicago Data Portal for either side of the street.

Residents of 6440 South Champlain will live within four blocks of the King Drive and Cottage Grove Green Line train platforms to the north along 63rd Street. The CTA’s Route 63 bus makes stops on 63rd as well, and it can be used to connect to the 63rd Red Line station 1.3 miles west at the Dan Ryan Expressway. North-south bus service is available via Route 3 west at King Drive and Route 4 east at Cottage Grove Avenue.

  1. The pace in Woodlawn and Washington Park areas are just to slow, just to many vacant streets and lots.

  2. The pace of development of this area might be slow, but at least this proposed project is a start. There obviously is space to build in this area, with no need to demolish beautiful, sound buildings, like you see happening in other areas of the city, like Lincoln Park, or Wrigleyville. Let’s keep the pace going here, and in similar areas.

  3. That can’t be correct. THE PERMIT!! cost is $496,000???
    What about the cost of the 2 flat? Is someone really building a $900,000 house between 2 old crap houses? They should be looked into for their mental health.
