City Council Approves XS Tennis Hotel + Residences In Washington Park

The Chicago City Council has approved a mixed-use development at 5301 South State Street in Washington Park. Located at the intersection with East 53rd Street, the proposal will replace a large vacant lot while expanding the existing XS Tennis and Education Foundation campus across the street.

Led by XS Tennis and Center Court Development LLC, the team received approval from the Plan Commission earlier this year. Design efforts are being led by SEEK Design + Architecture and feature a mix of white masonry, light-colored panels, and copper-tone accent panels across both buildings.

To the north will be the taller of the two buildings—a six-story Hyatt Studios hotel. It will contain 125 hotel rooms along with a ground-floor retail space, pool, fitness room, laundry area, and multi-use room. To the south will be a five-story affordable housing building with 51 units, offering a mix of one- and two-bedroom layouts.

At the base of the residential building will be a four-court pickleball center with a café. Both buildings will share a front drop-off road, with two parking lots in the rear providing a total of 69 spaces. Previous reports estimate the hotel will cost around $25 million, while the residential component is projected at approximately $16 million.

Construction is scheduled to begin next spring and is expected to take just over a year to complete.

  1. Can anyone let me know how xs tennis has all this money? I’ve heard about them since 2017 in this area. Also – the price per resi unit is fantastic
