ADU Permitted For Vintage Ukrainian Village Building Under Renovation

A three-story with basement Ukrainian Village building that received a permit for an addition back in March now has permission to build an Additional Dwelling Unit in the basement. Volo Holdings is the recipient of the ADU permit, which adds a fourth residence to the three-unit building at 2114 West Augusta Boulevard.

That original March permit made no mention if the three-story rear addition would include more dwelling units, and it now appears certain that it won’t, but the lower level of the existing building will.

The initial renovation permit called for three surface parking spaces, presumably where a garage stood. Google Street View images now show that the garage has been removed from the lot. That will not only allow space to add parking, but it also gives the crew easy access to the rear of the residential building for the addition and rehab work.

While visiting the site in March, YIMBY noticed that 2112 West Augusta, which Volo Holdings also owns, was itself in need of some TLC. Indeed, a renovation permit was issued on June 6 to rehab the six-unit building, tear off the enclosed stairs in the back, and build a new rear stairway. A garage at the alley was not addressed as part of the renovation work, and the demolition fencing now surrounding the residence does not encircle the garage. But it is still presumable that the structure needs to be demolished. In the meantime, we’ll watch for an ADU permit for this home as well.

Reported costs for the three renovation permits total more than three-quarters of a million dollars. The initial addition for 2114 West Augusta, which was built in 1908, shows a cost of $180,000, with the ADU permit cited as $200,000. 2112 West Augusta was built in 1898; the reported cost of its renovation permit is $440,000. It appears both addresses are getting work done simultaneously.

  1. One would hope those are venting picture windows at 2112. As is they have a bit of a dead eye effect on the entire building because of the narrow framing.
