5400 South Dearborn will be a three-story plus basement, six-unit building on a vacant parcel occupying the corner with 54th Street. The permit specifies “apartment building” so it can be assumed these will be rental units. A pair of garages built on the alley at the rear of the lot will have six spaces. Jason Nuttelman of SEEK Design + Architecture in named as the architect of record. Center Court Construction, an affiliate of the XS Foundation, will hendle general contractor duties.

XS received a permit for a three-story, two-unit mid-block building at 5412 South Dearborn back in May, and there are now two pending permits for another pair of identical buildings for the same space, addressed as 5408 and 5410. Both have been waiting in the Chicago Data Portal since June 26.

  1. There is a rendering of this project on their website. Modern black facade.

  2. The green line station in a 2 minute walk from here. 6 parking spots is unnecessary, but this is great development nonetheless.

  3. Why is everything these days black, white and grey. So boring!

  4. I support the density but people hate seeing this type of design and it only generates negative perceptions of new housing and density…

It’s just good to see construction occur in the corridor. I hope EV Framework amenities are included on site. That would be a helpful public benefit for this transit rich area.
