A three-story plus basement, two-unit residential building has been permitted for construction at 5412 South Dearborn Street in Washington Park. Issued on May 30th, the permit shows an application date of December 4th, 2024 and comes with a reported construction cost of $1.2 million.

The developer is named as Kamau Murray of XS Tennis and Education Foundation. They’re also the developer behind the tennis village that was recently proposed for Washington Park and a pair of single-family residences permitted in April in Morgan Park. This two-flat will be located just one block south of the existing XS facility at 5336 South State Street. Center Court Construction, a subsidiary of XS, is the general contractor, with AP Architects LLC denoted as the architect of record.

Details of the building include a front metal stairway and rear porches at the first and second levels connected by an exit stairway. A roof deck with a pergola will top the third floor. At the back of the lot, a two-car detached garage will be built on the alley off 54th Street, and it too will have a rooftop deck. Wood and metals fencing will enclose the property.

The homes will occupy one of three adjacent vacant lots on the 5400 block of South Dearborn, but currently there are no other pending permits for the site in the Chicago Data Portal.

The permit language describes the development as an apartment building, but the unit count and construction cost would indicate one duplex-down and one duplex-up condominium. As yet, there is no clarification if these will be condos or if the “apartment” designation means they are rentals.

5412 South Dearborn Street is located on block northwest of the Garfield Boulevard/State Street intersection, where CTA Route 29 and 55 make stops. The Garfield Red Line elevated train platform is just over a quarter-mile west at the Dan Ryan Expressway. The Route 55 bus can be used to connect to the Red Line, or it can be taken east half a mile to connect to the Garfield Green Line train.

  1. $1.2M, especially in this neighborhood, has to be for more than a one Two-Flat I would assume.
