Updated details have been revealed for the mixed-use redevelopment of the former Briar Street Theater in Lake View. Located at 3133 North Halsted Street, the project was initially introduced just over a month ago. Now, developer JAB Real Estate has presented slightly revised plans to the local community in hopes of gaining aldermanic approval.

The brick-clad theater most recently hosted a 30-year-long residency by the Blue Man Group. Originally built in 1901 as a stable for Marshall Field’s horse fleet, the building has undergone various changes since then. Moth Architects has now been brought on board to design a five-story structure that incorporates the existing façade and extends into the parking lot to the south.

Some of the main changes from the previous iteration include a new design for the portion above the theater façade, the removal of a setback on the southern expansion, and a rearrangement of the front balconies. However, these changes do not affect the total unit count of 66, which will consist of 45 one-bedroom, 19 two-bedroom, and two three-bedroom layouts.

The project will be required to provide 13 affordable units—10 of which will be located on-site, with a fee paid in lieu of the remaining three. Supporting the residences will be 1,200 square feet of retail space along Halsted, a 14-vehicle parking garage at the rear of the southern half, a small fitness room on the second floor, a lounge, and a rooftop deck.

The development must still receive aldermanic approval before proceeding to the city for zoning approval. At this time, no project timeline has been announced.

  2. Definitely an upgrade from the previous storage shed on top of a building look. The southern addition could have tried a little harder to complement the existing structure, but architects love these random window placements these days. 🙄

    • The design is common and uninteresting. A soulless glass box plopped on top a really good and solid building that should remain a theater.

  3. Much improved, I think this is an excellent design and I certainly hope it gets approval from Alderman Lawson.

    The materials and overall design for the addition on top looks much better with the redesign. Hoping to see this move forward.

  7. The design is mediocre at best, and windowless bedrooms still don’t meet code nor suggest a quality of life. It’s not that hard to design a good building.
