Further details and a construction timeline have been revealed for the mixed-use development at 215 N Racine Avenue in Fulton Market. The proposal, initially introduced earlier this year, has now been presented to the local community for input. The upcoming tower is being developed by local firm Domus, with Archeo Design Studio leading the architectural design.

Located mid-block between W Fulton Street and W Lake Street, the 13,251-square-foot site will be fully occupied by a 30-story tower rising to a height of 364 feet. The ground floor will feature a 1,128-square-foot retail space at the northwest corner, along with a residential lobby along the storefront. A small ramp off the side alley will provide access to the parking garage above.

The second through fourth floors will contain 88 parking spaces, screened by a bronze-colored mesh façade. Above this, a small amenity level with an inset terrace will be included. The upper floors will house 347 residential units, comprising studio, one-bedroom, and two-bedroom layouts. Of these, 70 units will be designated as affordable.

The rounded-corner tower will be topped with an amenity floor that includes an outdoor pool deck. With the community presentation now complete, the development team is expected to receive aldermanic support soon and will then seek zoning approval from the City Council. If all goes according to plan, construction is expected to begin in mid-2026, with completion anticipated approximately 18 months later.
