Construction has reached the fourth floor on the residential development at 2405 West Sunnyside Avenue in the Lincoln Square neighborhood. Platinum Homes is building a five stories with eight condominiums on the southwest corner of Western and Sunnyside Avenues, with architectural plans by 360 Design Studio. This is the same team we checked in on over at 4713 North Clark Street in Uptown yesterday.

Platinum Homes received a new construction permit on November 29th of last year, after demolishing a one-story masonry building at 4458 North Western in 2023. Acting as their own general contractor, they’ve now reached the fourth floor of the exterior, with plenty of brick and block on hand to continue progress.

The condos will all feature three-bedroom floors plans, and all will include sunrise-facing private balconies along Western Avenue. Fifth-floor owners will have access to their own pergola-adorned rooftop decks.on the four upper levels. The ground floor will contain retail space facing east, a small lobby entered from Sunnyside, eight parking spaces, and bicycle storage. Homes are planned to be move-in ready in fall 2025.

Residents of 4454 North Western will live within close proximity of a variety of public transit options. The Western Brown Line elevated platform is just two blocks north, and it also acts as a stopping point for CTA Routes 49, X49, 49B, and 11 buses. Stops for both the northbound and southbound Route 49 bus are located on the intersection of Western and Sunnyside. For east-west travel, the Route 78 bus is one block south on Montrose Avenue. The Ravenswood Metra station is about one mile northwest; the Route 81 bus, which runs three blocks to the north on Lawrence Avenue, can be used to connect with the UP-N trains there.

  2. I live nearby and while I’m really happy to see that lot get developed, that mansard roof on the top floor is some next-level ugly.

    Live in the neighborhood and happy to see this project, but it’s kind of sad for our city that it’s gotten so much coverage on here. Wish there were more big projects going on downtown.

    Yes, that mansard roof is an appalling way to top off this building. And why that light-gray brick? A nice red brick, or dark orange would have been a better choice – this color just screams at you and it is visually disruptive. Look at the adjacent buildings for guidance re. color and a simple no-nonsense top.

  5. An odd numbered address can’t ever be on the northwest corner in Chicago, that’s not possible.
