A permit was issued on April 22 to build a sales center for the future condominium development at 1325 West Fulton Street. The permit, issued to the address of 231 North Ada Street in the Fulton Market District, was applied for on December 13 of last year. It shows a reported construction cost of $2.2 million.
Sulo Development is erecting the sales center in advance of their condo development, with the goal of selling a set percentage of units before beginning construction on the first condo tower. ParkFowler Plus, who is also involved in the design of the residential buildings, is the architect of record on this permit, and McHugh Construction will be the general contractor.

The permit calls for a one-story slab-on-grade building. There will be a 10-space surface parking lot available at the center for staff and perspective condo owners. Sulo aims to break ground for the first phase in 2026, after which the sales center will be demolished to clear the space for the second and third towers.

$2.2M for a temporary building seems like a lot? What am I missing?
I’m not surprised. To sell high end condos, you need to have a high end looking sales center with a lot of luxury materials. Some trailer with a smiling lady at a desk isn’t gonna cut it any more if you are trying to 7-8 figure condos.
Per AI on the Chicago Spire, “[t]he sales office for the Chicago Spire project was originally located at 400 N. Lake Shore Drive in Chicago. This location was the 18th floor of the NBC Tower, featuring two fully decorated condominium models and views of the construction site.”
I’ve never seen any photos of the space, but I am sure it was a feat.
