A proposed four-story, four unit residential building has been permitted for construction at 1836 West Birchwood Avenue in the Rogers Park neighborhood. Applied for on March 3, the permit was issued May 19th and shows a reported construction cost of $540,000. Broadview Solutions LLC is named as the developer.

Designed by Vari Architects, the structure will have a four-story rear deck connected by a stairway. Four surface parking spaces will be added off the alley accessed from Wolcott Avenue at the back of the property in lieu of building a garage. It is anticipated that these will be rental units, but that is not confirmed.
A frame residence at this address will need to be demolished to clear the site for redevelopment, but no demo permit has yet been issued. Real estate records indicate the home, built in 1898, was purchased by Broadview Solutions last year for $270,000.
