Construction is underway at 1257 North Ashland Avenue in Wicker Park, where Noah Properties is replacing three former Mike’s Furniture buildings with a new residential development. They received a construction permit from the City of Chicago on February 7 with a reported build cost of $5.4 million. Buildmax is doing the general contracting work.

The Jonathan SPLITT Architects-designed building will rise five stories and contain 24 two-bedroom dwelling units. The ground floor 10 parking spaces access from the alley at the rear of the building, a single commercial space, and a large residential lobby. A visit to the site this week shows volumes of rebar in place on the first level awaiting a large concrete pour.

1257 North Ashland is one block north of the triangle intersection of Ashland Avenue, Milwaukee Avenue, and Division Street. Residents will find access there to the Division Blue Line subway station, as well as stops for the CTA’s Route 9, X9, 56, and 70 buses.

Noah Properties is working on another residential development a few doors south. 1235 North Ashland is a 16-unit building that replaces two of Mike’s former buildings. Construction progress there, which is also at grade level, includes concrete block and brickwork for the first floor.

  1. I just wanted to say that I appreciate the folks at Chicago Yimby for bringing us all of these updates every single day.

    Especially now when high rise construction in the city has hit an all time low, it’s still nice to see that construction and upgrades continue to happen. Thanks for going out there, getting these pics, and sharing all of this information.

    • Chicago goes through a record building boom over the last decade that slows down slightly thanks to a global pandemic. Comments like this really show a profound ignorance and lack of perspective on the actual realities. Meanwhile there’s like 130+ smaller but incredibly important infill buildings ripping along.

  3. As someone who grew up around here and still lives nearby, I’ll miss the 1920s building that was here but new units are very welcome and needed
