A permit was issued February 13 by the City of Chicago to allow the owner of a three-unit residence at 2421 West Lexington Street in Tri-Taylor to add a fourth unit. The three-story building has a basement level, so it’s natural to assume the Additional Dwelling Unit will be built downstairs, but the permit does not specify that. RY National, Inc is named as the general contractor, with the permit indicating a cost of $50,000 for work performed.

Moco Group LLC of Schiller Park purchased the 1893-built structure for $306,000 in October 2018, according to real estate records. They received a renovation permit in February 2019 to convert the building from a two-story, two-unit residence into a three-flat by adding a third-story addition, while also giving the old masonry exterior a modern facelift. A steel staircase with decks was also added at the back of the property, off the alley. That renovation was estimated to cost $200,000. RY National was the general contractor for that project, also.

The second renovation of 2421 West Lexington adds to a busy time for the south side of the 2400 block. A pair of single-family homes were built at 2415 and 2417 after receiving construction permits in July 2019, and next door at 2425 West Lexington, a second-story addition was permitted in December 2018.
Adding to the busy neighborhood, half a block east, along Western Avenue, four construction projects are permitted or underway to add residential units: 2351 and 2355 West Flournoy, 2354 West Polk, and 801 South Western.

Residents of 2421 West Lexington live a little less than half a mile from the Western Blue Line elevated train platform at Western Avenue and the Eisenhower Expressway. The Route 49 bus makes stops one block south. The Route 7 Harrison bus runs east-west three blocks to the north, while additional routes including 12, X49, and 157 are available via a quarter-mile walk south to the intersection of Western and Roosevelt Road.
