The residential development at 224 South Ashland Avenue on Chicago’s Near West Side has leveled up to the second floor of construction. Developer and general Contractor 4Corners Real Estate will take the building up to five stories, delivering 56 new rental units to the neighborhood four blocks east of the United Center.
The city issued the project’s first permit in January 2023, but the development stalled until 4Corners took over; an express permit issued in late September of last year turned ownership and contractor designations over to them. Designed by Axios Architects, the building will have 56 parking spaces on the ground floor, with the apartments occupying the four upper levels. Plans call for a residential entrance from the sidewalk on Ashland, but no commercial space.
There are still photos of ongoing work below, but 4Corners has tremendous drone footage of the progress they’ve made; you can see it on their website here. They’ve got another development starting soon at 801 South Western Avenue in Tri-Taylor that just received its construction permit early this month.

Residents of 224 South Ashland Avenue will have access to CTA bus service via Routes 9, X9, and 126 less than a block away along Ashland Avenue. For east-west travel, the Route 20 bus stops less than three blocks to the north, at Madison Street. The nearest elevated train station is the Racine Blue Line at Loomis Street and the Eisenhower Expressway, just under half a mile southeast. Illinois Medical District Blue Line and Ashland Green/Pink Line service is nearby as well, but a slightly longer walk.
