The sidewalk canopy on Lincoln Avenue hides much of the progress, but work is still getting done on a residential development at 3037 North Lincoln Avenue in Lake View. Promised Land Development (PLD Homes) is putting up a four-story, 15-unit building here that was permitted for construction on September 17 of last year.

Designed by Hanna Architects and located mid-block between Barry Avenue and Wellington Avenue, the project will include dwelling units with balconies on the three upper floors. At ground level, there will be 15 parking spaces in an attached garage accessed from the alley off Barry and Southport Avenues, plus commercial space fronting Lincoln Avenue. A roof deck will top the fourth floor, along with a stair enclosure and elevator overrun.

Three buildings were torn down to make space for the new residences. Structures at 3027, 3029, and 3037 were all permitted for demolition on July 22, 2024, and were quickly dispatched. All were most recently retail spaces at street level, wth residences on the upper floors. 3029 North Lincoln opened in the 1910s as a theater.

Residents of 3037 North Lincoln Avenue will find CTA bus service via Routes 9, X9, and 77 by walking three blocks northwest to the junction of Belmont, Ashland, and Lincoln Avenues. The Wellington Brown/Purple Line elevated platform can be reached by walking just over half a mile east.

For sale or for rent property?
PLD Homes is known for condo development, so I assume for sale. But that hasn’t been specified yet.
Density upgrade, Hannah-induced facade / street wall downgrade
What is Hanna-induced facade?
And I certainly agree about the street wall downgrade.
It does feel like Hanna is only hired for jobs that result in the total demolition of vintage character buildings that appear to be candidates for adaptive reuse.
What a waste! Bland, ugly buildings replacing buildings with character perfect for adaptive reduce. The developer and architect should be ashamed. It’s like a second coming of Arthur Rubloff and SOM
