A new construction permit has been issued by the City of Chicago allowing work to begin on a residential development in the Northwest Side’s Albany Park neighborhood. Assigned in the permit to the address of 4403 North Christiana Avenue, the project was approved by City Council last fall as 3318 West Montrose Avenue.

The development team, named in the permit as Montrose Estate LLC (developer) and Star1 Development Corp (general contractor) can now begin work. Permission was granted on February 11 following an application submitted on September 27 of last year, and shows an estimated construction cost of $5 million.

Designed by Hanna Architects, the building will be four stories and contain 25 units. Twenty-four of those units will be on the upper three floors, all of them two-bedroom floor plans, with one three-bedroom layout located at ground level. The first floor will also contain a 17-space parking garage accessed from the alley off Christiana Avenue, and 2,700 square feet of commercial space.

Atop the fourth floor, residents will have access to a roof deck. A stair enclosure and elevator penthouse will also be located here. Balconies on the second, third, and fourth levels will provide additional, private outdoor spaces.

The new development replaces a vacant lot used for parking since a two-story building and a four-story building spanning 3316-3328 West Montrose were permitted for demolition in March 2022.

3318 West Montrose is located one block east of stops for the CTA’s Route 78 and 82 buses at Montrose and Kimball Avenues. For train access, the last two platforms at the outbound end of the Brown Line, Kedzie and Kimball, are each located within a half-mile walk northward. The 78 Montrose bus can be used to connect with the Montrose Blue Line platform at the Kennedy Expressway, about 1.5 miles west.
