A three-story, two-unit residential building has topped out at 2034 North Racine Avenue in the Lincoln Park Neighborhood. Located mid-block between Dickens and Armitage Avenues, the homes are being developed by Real View Design & Development of the Near West Side, who are also responsible for the building’s design.
A new construction permit was issued by the City of Chicago on September 26, 2024. That permit specified a two-unit building with rear balconies on the second and third floors, a raised patio at the back of the structure, and a steel stairway connecting all three levels. A detached two-car garage accessed from the alley will be topped by a roof deck.
A masonry residential building was razed from the property to make room for the upcoming homes. Real estate records show it was built in the mid-1900s, and sold in September 2023 for $1.1 million. Costs to construct the new units are estimated at $350,000.
Residents of 2034 North Racine Avenue will find nearby transit options less than two blocks south, where the Route 73 Armitage bus is available. That bus can be used to connect with the Armitage Brown/Purple Line elevated train about half a mile to the east, and to the Clybourn Metra station and its UP-N and UP-NW trains about three-quarters of a mile west. For north-south bus travel, the Route 9 and X9 buses also have stops near that Metra location.
