The City of Chicago has issued a new construction permit to build a two-flat residence at 1650 North Mozart Street in Humboldt Park. The permit was issued on December 30 after being applied for on November 5. The address (1650) appears to be a side yard for the home at 1652 North Mozart, a two-story frame residence which listings show was built in 1894 and sold in July for $650,000. It is being razed for the new project.

Moth Architects is listed as the Architect of Record on the permit, with McNea & Sons Construction as the general contractor. Construction costs are estimated to be $750,000.  There will be a detached two-car garage at the back of the property, which does not currently include a garage. Instead, the side yard was used for parking, with a small shed located along the alley. It it not known at this time if the new home will be built on the north side of the lot (1652) where the old home is being demolished, or on the empty side yard (1650.)

The demolition permit for the existing residence was issued on November 15, a week and a half after the application was submitted for the new development. In that permit, Brophy Excavation is named as the demo contractor.

1650 North Mozart is located one block north of the sprawling Humboldt Park. Transit options are close by, with the CTA’s Route 72 North Avenue bus and Route 94 California line each having stops within a block’s walk. Each routes can be used to connect with Blue Line elevated trains. The 94 bus leads to the California platform just over three-quarters of a mile north, and the 72 bus goes east to the Damen Blue Line platform about 1.2 miles away.
