Renderings Revealed For Three Developments Along Wabash In The South Loop

Renderings have been revealed for a pair of upcoming South Loop projects that have been in the works for a few years. Located at 1630, 1700, and 1730 S Wabash Avenue, we’ve only seen elevations of one of these as the others are set to rise as-of-right. All three proposals are being led by CMK Companies, who updated their site with the images.

All three buildings will rise on the west side of Wabash on the intersection with E 18th Street, they are also all being designed by the same local firm Pappageorge Haymes. It is worth noting CMK is no stranger to the area, having recently topped off 1717 S Michigan Avenue nearby, kicked off their Riverline project, and having built over six buildings nearby.

Details are below starting off on the intersection with 18th Street and going north, listing the contractors originally shown on permits months ago:

1730 S Wabash Avenue$18 million – Brandts Build LLC (GC)

Having started and halted construction last year, we now have a view of the upcoming 12-story building. The structure will stand over 130 feet in height with a two-story podium that will include a corner commercial space, lobby, and an 80-vehicle garage with an entrance on 18th Street. Above this will be 110 apartments capped by a rooftop amenity deck.

1700 S Wabash Avenue$7 million – Brandts Build LLC (GC)

This building is the only one we have seen some elevations of, as it was the only one to require any zoning approval. Because of this, it also is the only one to require the city’s 20 percent affordability requirement. The completed structure will stand nine stories and 115 feet in height, with a four-vehicle garage and 37 residences inside made up of studios to three-bedroom layouts.

1630 S Wabash Avenue$35 million – Clark Construction (GC)

Another one that halted construction last year, this building will rise directly north of 1700 Wabash above. The 12-story building will contain ground-floor retail, a 105-vehicle garage accessed from Wabash, and 149 residential units. The top floors will contain covered terraces and a large rooftop deck as well for residents.

While construction halted on two of these, the renderings show that CMK Properties is still moving forward with its plans to continue building up the South Loop. However, a construction timeline is unknown for all of them currently.

  2. These are the type of buildings that should be lined across every CTA station. These lil 3-4 story buildings aren’t cutting it. Toronto is literally building SKYSCRAPERS near transit centers in THE SUBURBS.

    • Uh so do we, it’s called Oak Park and Evanston which have great downtown cores with high-rises and mid-rises.

      • Oh wow, 2 neighborhoods (which are suburbs mind you) out of the hundreds of Chicago neighborhoods. Chicago transit zoning is garbage. The vast majority of CTA stations are surrounded by (at best) 3-4 story buidings, parking lots, drive thrus, or strip malls. Unacceptable. And we wonder why WMATA passed us to be #2 in ridership in the USA

    • Toronto is also staggeringly expensive. I’m not sure that level of unaffordability should be considered a success.

      Chicago is building a lot of less expensive lower rise structures because it can. The land is available and not every area has the rents to support high rises.

    If I was still in charge, Chicago would be building skyscrapers around maglev train stations in Iowa by now.

    $18, 7 and 35 million isn’t the cost of the projects, right? Seems awfully low. I moved from a state in the South and my city is building a 29 story building that cost about $150m.

  10. Sounds good! I’ve always wondered why there isn’t an infill red/orange/green station at 16th or 18th street. More development like this and maybe eventually the 78 will raise the demand.

  11. The only element that architecturally looks interesting is the reflection of other buildings on the glass curtain wall. That rendering is putting lipstick on a pig. Pappageorge Haymes is usually consistently good, not here. These buildings are dull, boring and canned with a touch of something to try to make them palatable.
