A new construction permit has been issued to build a four-story, 14-unit residential building at 1839 North Dayton Street in Lincoln Park. The development replaces a trio of residential buildings that all received demolition permits in 2023 and have since been razed. Some excavation work on the old foundations will be the next order of business before digging out the basement of the new building.
The permit, applied for on May 20 of this year and issued December 31, names 1837 Dayton LLC as the developer. That LLC purchased three properties in anticipation of the new development. 1843 North Dayton, built in 1985, was purchased in April 2023. The 1984-built 1839 North Dayton was purchased in September 2023, as was 1837 North Dayton, which was constructed in 1988. The total recorded purchase price for all three properties was $4.158 million. Estimated cost of the new construction is $1.5 million.
Promised Land Development is named in the permit as the general contractor, with Compass Architecture listed as the Architect of Record. Few details are included, with only an attached 14-car garage at ground level being mentioned.
1839 North Dayton Street is located two blocks north of the North/Clybourn Red Line subway station. CTA bus service is available one block northwest for Route 8 at Halsted and Wisconsin Streets, while a two-block walk south leads to the Route 72 North Avenue bus.

14 units?! On a side street in this area?! Since moving to Chicago and working in this area over a decade ago, I’ve never seen any side street teardown(s) result in anything but enormous McMansions. This is kind of unbelievable… in a good way. I’m genuinely shocked… in a good way.
