A demolition permit was issued on December 12 by the City of Chicago for the property located at 514 West Aldine Avenue in the Lake View neighborhood. With Land Enterprises as the demo contractor and Urban Edge Group as the property owner, the site will be cleared to make room for a new four-story, four-unit residential building. The lot is located mid-block between Lake Shore Drive to the east and Broadway to the west.

A second demolition permit was issued as 2024 drew to a close, on December 31, for the coach house located at the rear of the property.

Hanna Architects is the designer behind the new project. A pending construction permit with an application submission date of September 20 shows features including a roof deck along with the elevator overrun atop the structure, and rear decks on the three upper floors connected by an exterior stairway. A four-vehicle garage is included in the plans; it will likely be located at the front of the lot, as there is no alley access, and adding a driveway along the side of the new building would shrink the lot considerably. There is already a curb cut on Aldine, which allowed access to a couple surface parking spaces for previous residents. Urban Edge Group will be taking on general contractor duties, in addition to their role as developer.

Real estate sites show the two-story frame residence being razed was built in 1891. It sold in September of this year for $1.725 million. Demolition work was mostly complete upon our visit here on December 28, but with plenty of rubble still to be removed from the site. No word yet as to when we can expect the new permit to be issued, and when construction work will begin.

Residents of 514 West Aldine reside within an easy walk of several public transit options. Lake Shore Drive is just one block east, and walking north one more block leads to stops for CTA bus service via Routes 135, 146, and 151. Two blocks west of home are stops for the Route 36 Broadway bus. A three-block walk south leads to east-west bus service via the Route 77 Belmont bus, which can be used to connect with the Belmont Red/Brown/Purple Line elevated platform about three-quarters of a mile west.
