Foundation Piles Permitted For Bathhouse At Madison And Morgan In The West Loop

A new construction permit was issued Friday, January 24, to allow for driving foundation piles that will support a three-story bathhouse at Madison and Morgan Streets in the West Loop. Fulton St. Companies is building the facility for Bathhouse, a Brooklyn, NY company, to occupy. The building replaces a surface parking lot, which earlier this decade was to be replaced by a 10-story condominium development, also under Fulton St.’s leadership.

The permit is assigned to 8 North Morgan Street. A foundation permit is still pending, as are a pair of stormwater system permits. Gensler designed the facility, and DCS Midwest is named as the general contractor. Fulton St. hoped to have the bathhouse open this year, but that was with an anticipated groundbreaking in 2024, per a 2023 Crain’s story. It is not known at this time if opening will have to be pushed back to 2026.

No parking is mentioned in the permits so far, but with its location in the heart of the West Loop, Bathhouse visitors will have plenty of public transit options. The CTA’s Morgan Green/Pink Line elevated platform is three blocks north of the site. The Route 20 Madison bus has stops on the corner of Madison and Morgan. A three-block walk south leads to the Route 126 bus at Van Buren Street. And for north-south travel, a four-block walk east leads to the Route 8 bus at Halsted Street.

  7. Just a reminder for all those confused by this, humanity has had bathhouses since the beginning of time. We only have 2 saunas / bathhouses in the city, and it’s replacing a parking lot…
