Foundation excavation is underway now that demolition is complete of an early-1900s frame house at 2307 West Foster Avenue in Lincoln Square. A demolition permit was issued for the property on the 9th of this month; the new construction permit was issued December 10 of 2024. DV Development of Huntley, IL is named as the developer and general contractor.
The permit calls for a four-story, three-unit residence designed by Hanna Architects. Details include front decks on all four levels, plus a rear stairway connecting the first through fourth floors. There will be a roof deck atop the fourth story, as well as a stair enclosure. A two-car garage at the rear of the property will also feature a roof deck.
Property records indicate the previous home, now completely demolished from the site, was built in the very early 1900s. It sold this past October for $443,000, according to Redfin.
Residents of 2307 West Foster will have access to stops for the CTA’s Route 92 bus right outside their door, on the intersection of Foster and Oakley Avenues. Two blocks west at Western Avenue are stops for Routes 49, 49B, and X49 buses. Those can be used to connect with the Western Brown Line elevated platform, located about three-quarters of a mile south at Western and Leland Avenue.
