Foundation work has begun for a new four-flat at 1210 West Wellington Avenue in Lake View, now that the previous structure has been torn down and rubble hauled away. Bachula Development Group is erecting the three-story with basement, four-condominium building on the site, having received a new construction permit (assigned to 1208 West Wellington) on the 13th of this month.
The new project, designed by 360 Design Studio, will feature a rooftop deck accessed by a stairway at the back of the building. A detached four-car garage will be included off the alley, and it too will be topped by a roof deck. Bachula is serving as the general contractor on the new build, in addition to their developer duties. Delivery of the condos is expected in fall 2025.
Real estate website Redfin shows the previous building, built in 1925, sold back in June for $1.27 million. A demolition permit was issued by the City of Chicago on September 1, with Tir Conaill Concrete handing demo work. New listings using the address of 1208 West Wellington show the penthouse unit for sale here at $1.4 million.
1210 West Wellington is located about one-quarter mile from the Wellington Brown/Purple Line elevated platform. Residents will also have access to east-west bus routes by walking about a quarter-mile north to the Route 77 Belmont bus, and south to the Route 76 Diversey bus. North-south buses are located approximately half a mile to the west (Route 9 at Ashland Avenue) and east (Route 8 at Halsted Street.)
