Permit In Hand, Construction Begins At 4454 North Western Avenue

Foundation work has begun for a new residential development at 4454 North Western Avenue in the Lincoln Square neighborhood. Located on the southwest corner of Western and Sunnyside Avenues, it replaces a single-story building that was demolished this spring. The permit allowing construction to begin, issued by the City of Chicago on November 29, uses 2405 West Sunnyside Avenue as the building’s address.

Platinum Homes Development Corporation is putting up a five-story, eight-unit condominium building here. Created by 360 Design Studio, the eight condos will occupy the second through fifth levels, with two units on each floor; each of the condos will feature three-bedroom floor plans. The ground floor will include retail space, the residential lobby, and an eight-space parking garage with bicycle storage.

Each unit will feature a sunrise-facing balcony along Western Avenue, while the two fifth-floor condos will have stairways leading to their own pergola-adorned rooftop decks. Like the balconies, the retail spaces will face Western Avenue, while the residential entrance will be located of Sunnyside. Platinum Homes Development is handling their own general contractor duties.

Residents of 2405 West Sunnyside (its likely final address, given the permit designation) will live within close proximity of a variety of public transit options. The Western Brown Line elevated platform is just two blocks north, and it also acts as a stopping point for CTA Routes 49, X49, 49B, and 11 buses. A southbound stop for the 49 bus will be right outside the retail spaces. For east-west travel, the Route 78 bus is a block south on Montrose Avenue.

  1. Happy to see this corner get like but….This permitting process took way too freaking long. They’ve had financing in hand and a demolished lot for over half a damn year on a corner without any neighbor pushback. What the hell took the city so long?

    • The permitting process in this town can certainly be maddening at times, but without knowing more about this specific situation, it’s impossible to say that the fault lies solely on the city’s doorstep here. The developemnt team could have been the ball dropper here.

    • Can you clarify what you mean about the City? Demolition had been approved in August 2023 and the article states the demo work was done in spring 2024. Then the applicant submitted the application for a building permit at the end of August 2024 and was issued the permit 3 months later — November — which is neither unusual nor long.

      I don’t see a basis for blaming the City for the applicant’s inactivity in the intervening periods.

  2. Agree BistroBill, seems the same for at least 2-3 other developments in that very same area:

    1. The 4640 N Western ave by the train, had the nice vintage building demolished and staying vacant for some time now. The Cell Tower building still sitting there with 20 year old scaffolding obstructing the public way 🙁
    2. 4529 North Western Avenue… also sitting there… hopefully waiting for the city permit

    Maybe had something to do with the rezoning of Western Ave

    • 4529 N Western received a construction permit on August 20, before the demolition permit was issued. So it’s been cleared to begin for a while.

  3. Huge upgrade to the ugly one story building that used to sit on this lot. Lots going on on this stretch of Westetn. Hopefully the lot next to the station, which has been sitting vacant for years, is expedited.

    • I really want them to develop that 7-Eleven lot, too, the McDonalds and 5/3 bank down the way, the Burger King, and finally start work on re-doing the plaza by the CTA. This area has so much potential between the Western station and Rockwell’s lil mini Main Street.

      • I’d rather them not mess with anything on Rockwell’s little Main Street. It’s too adorable. McDonald’s would be the last to go because they do a good business, including from me. But also that building across Eastwood from the 7 Eleven. I think there are apartments above but the storefront has been vacant for years. What’s going on there?
