Two rows of residential buildings have begun construction, and some have topped out at their full three stories, on the city’s Near West Side. A dozen buildings are being developed here, with permits having been issued for the first eight back in August, and the final four permitted in November. Designed by Axios Architects, the project will deliver 72 dwelling units in total.
The three-story, six-unit residences authorized by the City of Chicago in August are the buildings underway. There will be four of them side-by-side on 13th Street, all backing up to a common driveway they’ll share with the four side-by-side buildings to the south on Hastings Street. The other four structures, also three-story, six-unit buildings, will continue the two rows, with the easternmost having frontages along Ashland Avenue. These two “endcaps” will rise four stories and contain 12 units each, and will have commercial spaces facing east. All units will share 65 parking spaces accessed from the aforementioned driveway.
Domus Group is the developer behind the project, with Morgan Street Development named in the permits as the general contractor. The former home of Moses Montefiore School until 2016, and later Urban Prairie Waldorf School until its closing in June, was demolished this summer to clear space for the residences.
Residents of the development, known for now as 1310 South Ashland, will be within one block of access to the CTA’s Route 9 bus, which stops just south of here for Costco shoppers. Less than two blocks north, at Ashland Avenue and Roosevelt Road, are stops for Routes X9 and 12 buses. The nearest elevated train is the 18th Pink Line platform, about half a mile south. Metra’s BNSF Halsted Street station is a little more than a mile away to the southeast.
