Foundation Is In The Ground For 455 North Carpenter in West Town

The foundation has been excavated for a residential development coming to 455 North Carpenter Street in the West Town neighborhood. Replacing the former home of Allied Valve Industries, which was torn down this fall, the new building from Range Group will bring 72 dwelling units across a five-story structure. With the foundation now in place, you can clearly see the L-shaped building’s footprint as it cradles its neighbor at 1015 West Grand.

Designed by Hartshorne Plunkard Architecture, 455 North Carpenter got its foundation permit from the City of Chicago on November 21. A permit to build out the full structure remains pending. Plans call for retail space on the northwest corner, fronting Grand Avenue and Carpenter Street, and 33 parking spaces on the first floor. The garage entrance/exit will be accessed from the existing alley on the east side of the building, using curb cuts off Grand Avenue and Hubbard Street.

The 72 rental units will include studio, one-bedroom, and two-bedroom floor plans. Select units will have balconies, while a rooftop deck will be available to all tenants. McNea & Sons Construction is the general contractor.

The apartments here join many more rental units coming to market soon in this area of the city. Across the street on the north side of Grand Avenue, Aberdeen Crossing just began construction and will deliver 99 apartments. South of here, on the other side of the Metra tracks, 220 North Ada has topped out on its way to bringing 308 rental units online. 410 North Elizabeth has pending permits lined up to begin its first tower, adding 383 new apartments. And Flora (1114 West Carroll) welcomed the first tenants to its 368 units in October.

Residents of 455 North Carpenter will find stops for the CTA’s Route 65 bus located right outside their door. They can use that bus to connect to the Grand Blue Line subway station just under half a mile to the east. Routes 8 and 56 buses are also available at that same junction of Grand/Milwaukee/Halsted, with the Route 8 Halsted bus traveling north-south, and the 56 Milwaukee bus traveling diagonally from southeast to northwest.

    Pardon my ignorance, but that looks like a metal retaining wall and a crushed rock bed. I assume they will pour a concrete floor and side walls?
