Demolition work at 2125 North Racine Avenue in Lincoln Park has laid waste to all but the foundation of the former multi-residence building here. Soon to be replaced by a new three-story two-flat development, the masonry structure received a demolition permit on November 21 of this year, with Builder Luxury assigned the task of razing the building.
EZMB LLC is the developer behind the new project, designed by Hanna Architects. The City of Chicago issued a new construction permit on December 10, calling for two units, which will most likely consist of one duplex-up condo and one duplex-down condo, as there will be a basement below the three main floors. Features include a rooftop deck and pergola with stair enclosure, as well as stairs connecting rear terraces on the first and second floors. A detached two-car garage on the alley will also be topped by a roof deck. EZMB LLC is named as the general contractor in addition to their role as developer.
Real estate records show the previous building was built in 1978, and sold in November for $1.255 million to EZMB. The structure has been razed and hauled away; the concrete foundation remains to be excavated, and as that work is completed, the new foundation can be dug. The new homes are addressed as 2127 North Racine.
The construction site lies on the west side of Lincoln Park, just south of the DePaul University campus. Nearby public transportation options include the Route 73 Armitage bus, which stops about two blocks south, and the Armitage Brown/Purple Line elevated platform, which is about half a mile southeast. The 73 bus can be used as a connection to shorten the walk for L riders.
