A demolition permit was issued on October 9 for the multi-unit residence at 3034 North Sheffield Avenue in Lake View. Next door at 3038, a coach house at the rear of the property has also been surrounded by demo fencing. Those two demolitions, to be carried out by Land Enterprises, will clear the way for a new three-story with basement, five-dwelling-unit building.
While there’s no demolition permit pending yet for 3038 North Sheffield, a new construction permit for 3036 North Sheffield Avenue issued on October 11 names 3034-38 North Sheffield LLC as the property developer, indicating the new construction will indeed be built across both lots. The presence on that permit of a detached five-car garage would also indicate the need for an extra-wide lot. Summerhill Construction is listed as the general contractor under the same zip code as the developer, so there’s a good chance they are one and the same.
Designed by Michael Cox and Associates, the new building calls for rear decks at all three levels, plus a rooftop deck over the garage. With demo fencing already up around both sites, we expect to see teardowns begin very soon, at least on the 3034 property. According to Redfin, both buildings were built in 1888. 3034 last sold in August for $835,000, and 3038 sold in 2003 for $479,000.
