Ground has been broken, and foundation work is underway, for a new residential building at 691 North Milwaukee Avenue in West Town. Replacing an empty lot created by a 2017 fire at 695 North Milwaukee, the new development will deliver 34 units in a five-story with basement structure. Mo2 Properties is the company behind the development, with Panoptic Group performing general contractor duties, and SPACE Architects + Planners doing the design work.

A permit issued by the City of Chicago on February 23 of this year calls for 34 parking spaces. Thirty-two of them will be in the building’s first floor and basement, with the remaining two spots located outside. There will also be storage for 34 bicycles. A rendering from SPACE shows large terraces facing Milwaukee Avenue on the upper four floors.

Residents of 691 North Milwaukee Avenue will live within a two-block walk of the Route 56 bus. A four-block walk north to the Milwaukee/Ogden/Chicago intersection leads to the Route 66 bus and the Chicago Blue Line subway station.

  1. On the rendering, it looks like the building will only cover half of the land, however, looking at the construction images, it looks like the construction spans the entire site. Has the plans changed since the rendering, or are they simultaneously building this building and its neighbor?

    • There’s an alley there

    • Construction does indeed span the entire gap, but only during the build. The side alley will open back up to connect to the rear alley.

    • Upon further review….
      I was there again today, and they are building in the back left corner right up against the existing building to the north. So I think you’re correct, I think the side alley will be gone. I’ve reached out to see if this is an L-shaped building, hence the gap in the rendering between new and old. Will follow up if I get a response.

  2. Wow it certainly doesn’t look like 34 units. Would love to see a floor plan. Should be building something like this all over the city.

    • If you look at the 3rd photo you can see the building goes all the way back to the alley unlike neighboring buildings
