City Council Approves Senior Housing In Chatham

The Chicago City Council has approved the mixed-use building at 8340 S Martin Luther King Drive in Chatham. Located just south of the intersection with E 83rd Street, the proposal will be replacing a long term vacant lot. Efforts on the project are being led in collaboration by ZPACT Developers LLC, SPM Properties & Development, and Park Manor Christian Church.

The project itself is aimed at independent seniors aged 63 and up. When completed it will join multiple other approved senior housing projects going up across the city including 2128 S Tan Court in Chinatown and Imani Senior Village in Pullman. In total it will contain 52 residential units made up of one- and two-bedroom layouts.

The units will occupy the upper levels of the five-story structure, with its ground floor being anchored by a Chicago Police Department substation for officers to serve the area, take breaks, and interact with locals. To serve the residents, the building will also contain a community room, hair salon, fitness area, and more.

The project will cost $32 million which will be partially covered via LIHTC funding approved earlier this year, additional funding will need to be secured prior to a groundbreaking. The council’s approval has now officially rezoned the site, with plans to commence construction at the start of 2025 and be completed by 2026.
