Building Permits Issued For Imani Senior Village In Pullman

Building permits have been issued for the residential development at 9633 S Cottage Grove Avenue in Pullman. Located north of the intersection with E 99th Street near Chicago State University, the development replaces a one-story commercial building and is to be built in multiple phases. Developers Trinity United Church of Christ worked with Johnson and Lee Architects on the design for the senior affordable housing project.

The overall development will be called the ‘Imani Senior Village’ with the first phase rising five stories and 66 feet tall. Within the first structure will be 70 affordable residential units split into 60 one-bedrooms averaging 577 square feet, and 10 two-bedrooms averaging 770 square feet. Sixteen units will be available for those making less than 30 percent of the Area Median Income (AMI), with the remaining 54 units allocated for those making 60 percent AMI.

Included in this first phase will be the center one-story entrance and amenity building which will eventually connect to the second residential low-rise. Within this will be vending areas, storage, a library/business center, wellness and fitness rooms, a salon, cart storage and more. Residents will have a shared laundry space and rooftop deck in each of the two side buildings, with phase one also bringing 44 vehicle parking spaces on a new lot.

The aforementioned second phase will bring an additional 63 residential units and 18 vehicle parking spaces. With all approvals now granted, the $32 million project is ready to begin construction after securing $8 million in TIF funds. While an official groundbreaking date is unknown, ALL Masonry Construction will be serving as the general contractor for the project’s first phase.
