The City of Chicago issued a full building permit on July 8 for 3605 N Ravenswood Avenue in North Center. While it was still pending, the permit for the six-story (five stories plus rooftop access to the sixth-floor amenity deck), 52-unit development showed the final hold, from the Department of Housing, had been released on July 5. That opened the door to allow construction to begin after a year-long delay in getting started.
Co-developed by Stocking Urban and Macon Construction (who will also perform general contractor duties) the building, on the northeast corner of Ravenswood Avenue and Addison Street, will include two commercial spaces at ground level. There will be 12 uncovered parking spaces accessed from the alley off Ravenswood. Hirsch MPG is the design architect. The permit estimates construction costs at $9 million.
Three buildings were demolished back in 2022 to create the lot here: 1744 and 1745 West Addison, and 3609 North Ravenswood. Precision Excavation took care of those teardowns. Their excavators remain on site, ready to get to work on site prep.
Upon its completion residents of 3605 North Ravenswood will be within a block of the Addison Brown Line platform. An even shorter walk will get them on the CTA’s 152 Addison bus, which stops at the corner Ravenswood and Addison. North-south routes 9 and 20 are about a three-block walk east and west, respectively.
