Windows have been installed in the now-topped-out residential development at 1138 W Belmont Avenue in the Lake View neighborhood. Glasswork remains to be completed for doors on the inset balconies that surround the four-story, tan-brick building being developed by SNS Realty Group.
A design by Chicago firm Red Architects, 1138 West Belmont will include 33 dwelling units comprising one-bed and two-bedroom abodes. The project will also include 16 parking stalls within the ground floor, along with one 2,800-square-foot commercial space. A rooftop deck will adorn the top floor. SNS Realty Group is taking on general contractor duties in addition to their developer responsibilities.
The New Construction permit was issued June 17 of 2022. Three separate demolition permits were issued on February 3, 2023 to demolish three buildings, at 1134, 1138, and 1142 W Belmont, to make make space for the new development. Bridges Excavating of Markham, IL was the demo contractor for those three properties.
Residents of 1138 West Belmont will be able to catch a CTA 77 Belmont bus by walking one block either east or west. Less than four blocks to the east is the Belmont L station, serving Red Line, Brown Line, and Purple Line trains.

Welp another value engineered mess. Keep it up Chicago
Value engineering provides the bulk of any city’s real estate market. Not everything needs to be an architectural marvel. Sometimes, we just need better than what was there before.
It is not this bad in any other city I’ve lived in: London, Shanghai, NYC, Beijing, Singapore. Here it’s more the norm and it’s not good for us to let it slide
Well, do yourself a favor, relieve yourself of your misery, and move back to one of those cities.
