City Council Approves 4225 W Madison Street In West Garfield Park

The Chicago City Council has approved the mixed-use development at 4225 W Madison Street in West Garfield Park, located between N Kildare Avenue and N Keeler Avenue. YIMBY recently covered the zoning application earlier this year. The proposal is being led by John Gardner and his wife, who own Furry Paws Chicago in Fulton Market.

The project is set to replace a vacant lot, with its original design having received city council approval back in 2022. However some changes had led the developers to submit for rezoning once again with the proposal designed by Chicago-based firm BLDG Projects. The Gardners, who live nearby, have been wanting to join the revitalization of the neighborhood for years now.

Rising three stories and over 30 feet in height, the project is the area’s first new construction in decades. The ground floor will contain nearly 2,700 square feet of commercial space with a relocated Furry Paws calling it home. There will also be four vehicle parking spaces in the rear. The floors above will contain eight residential units offered at affordable rates for the community.

All units will also have access to a private balcony. The building itself will be clad in black brick with black-framed windows and light-colored striped concrete accent panels. Now that the rezoning has been approved, the developers can move ahead with construction having already submitted for permits. A timeline has not been announced.
