A variation has been approved by the Zoning Board of Appeals (ZBA) for a new six-story, mixed-use development at 3310 N Lincoln Avenue in Lake View. Mangan Builders will replace the former Rexx Rugs buildings to make way for the new $7 million construction. As of now, permits for the project have been submitted, but the construction timeline has not been determined.
The 83-foot-tall building will include 1,500 square feet of retail space on the ground floor and 24 residential units on the upper floors. According to an article by Urbanize, the residential units will consist of 4 studios beginning at $1,050, 19 two-bedroom apartments beginning at $1,480, and one three-bedroom unit at $1,920. Five out of the 24 units will be affordable housing.
Having been designed by Jonathan Splitt Architects, the facade will be a mix of face brick, dark metal, and inset balconies. The building will have an enclosed garage at the rear of the ground floor with parking for 7 cars and 24 bicycles. Meanwhile, the ZBA’s variation allows a reduction in the rear setback on floors with residences from 30 feet to 7.21 feet.
The property lies near several public transit options, including bus Routes 9, X9, and 77, all within walking distance. The closest Brown Line CTA service can be found at Paulina Station, a three-minute walk northwest.

This is a nice TOD project. The design is respectful and it’s nice to see only 7 parking spots for cars.
Rents are fairly reasonable, considering. Truly a sign that sufficient construction will keep a lid of cost of living.
Those must be the prices for the affordable units. I can’t imagine those are rents for market-rate new construction.
