Construction for a new three-story residential building has been approved at 2414 North Sawyer Avenue in Logan Square. The project’s budget is estimated to be $2,000,000, and permits were issued on January 10.

This new development will feature nine residential units, each accompanied by basement access and roof decks. The building is also planned to include elevator access. The building’s third-floor front balconies and two side balconies on the first and second floors will offer residents private outdoor spaces. Finally, the plans outline a nine-vehicle garage and five exterior parking spaces spaces with rear roof decks.

Jesse McGrath is in charge of the design of the project. General construction will be handled by Simple Home Builders Inc. The masonry work will be carried out by BM Builders Inc and City of Chicago Masonry Inc.

When complete, 2414 N Sawyer Avenue will be steps from bus service for Route 74, while other bus lines such as 56, 73, 76, and 82 are also within walking distance. Beyond that, the Logan Square CTA station, which services the Blue Line, will be a 10-minute walk northeast of the property.

  1. South Sawyer?

  2. Conveniently one fewer unit than necessary for the ARO.

  3. It’s surprising only 9 units on such a deep parcel. Look at how many units are in the building next door on what appears to be a similar size. Sounds like at least too much parking yet again taking up space where humans could live instead.
