Climbing to the 25th place on our 2023 countdown is the residential development at 1630 S Wabash Avenue in the South Loop. Located just south of the intersection with E 16th Street, the project replaces a long-time vacant lot across the street from Anderson Park. Though no formal renderings have been revealed, it is being led by CMK Companies with Pappageorge Haymes serving as the designer.
The proposal is one of two being proposed for the southern half of the massive vacant property, with 1700 S Wabash being recently permitted just to the south by the same developer and architects. CMK Companies is also no stranger to the South Loop, playing a major role in its recent growth with projects like 1333, 1345, and 1400 S Wabash, Coeval, and 1620 S Michigan among many others.
However 1630 will be taller, rising 12-stories and roughly 120-feet in height once completed. Inside will be 149-residential units most likely made up of studios, one-, two-, and three-bedroom layouts, with 30 of them potentially being considered affordable. Residents will also have access to a 105-vehicle parking garage on two of the lower floors; a small rooftop deck can also be expected.
Since the same team is behind 1700 S Wabash, we can assume the design of 1630 will be pretty similar and complement each other. Since the project is within the current zoning of the site, there was no zoning application to reveal the design. Initial permits were approved in late October for foundation work which Clark Construction started late last month and is expected to cost $17 million. No completion date has been set at the moment.
