23rd Spot In Countdown Goes To Westhaven Park IID In Near West Side

Sitting at the 23rd spot of year-end countdown is Westhaven Park IID at 1959 W Lake Street in the Near West Side. The mixed-use project sits on the intersection with N Damen Avenue, across the street from the upcoming CTA Damen Green Line station. The project is a collaboration between Brinshore Development, The Michaels Organization, and Chicago Housing Authority, with LBBA Architectects working on its design.

After receiving approvals back in 2021, foundation work is underway on the 12-story and 136-foot-tall structure near the United Center. Part of the larger Westhaven Park development that has been built in multiple phases in the last decade or so, it replaces the last vacant lot in the 100-acre site which was the former location of the CHA’s Henry Horner Homes.

The building will consist mainly of two massings with a shorter four-story southern structure containing a 16-vehicle parking garage within its ground floor. The remainder of the first floor will boast three commercial spaces along Damen Avenue along with an entrance lobby and bike parking room. A small rooftop deck will occupy the top of the one-story entrance.

The rest of the 121,800-square-foot project will hold 96 residential units made up of one- and two-bedroom layouts, of these 63 will be considered affordable for those making 60 percent AMI while the remaining 33 will be market-rate apartments. Residents will have access to a fitness center and community room as well.

Foundation work continues as construction on the white precast concrete panel-clad project kicked off in July, with McShane Construction Company and Ashlaur Construction leading the work. The original price tag for the development was around $41 million when approved in 2021, however we can assume that has since increased. Work will continue through most of next year with a completion date announced for September 2024.

  2. Ian, you mention this is the last vacant site for Westhaven Park, but there are still a bunch of vacant lots along Lake in the designated development area arent there?
